Job description:

We are currently seeking a Maintenance Supervisor to lead our maintenance team and ensure the upkeep and repair of our properties, including buildings and grounds.

Responsibilities:

  • Oversee and schedule daily maintenance tasks, including preparing vacant units for occupancy and conducting preventative maintenance.
  • Collaborate with the manager to interview, screen, and make recommendations for potential service, housekeeping/custodial, or grounds personnel.
  • Assist in training all service, housekeeping/custodial, and grounds staff.
  • Maintain a clean and organized work environment, keeping tools and equipment in proper condition.
  • Proactively seek to improve processes and maintenance methods.
  • Maintain Material Safety Data Sheets (MSDS) and replacement logs.
  • Ensure the maintenance team is accountable for meeting expectations, including attendance.
  • Schedule, supervise, and select vendors for maintenance work.
  • Manage inventory, ordering, and delivery of essential supplies and equipment for service, custodial, and grounds departments, with guidance and approval from the community manager.
  • Ensure compliance with OSHA (Occupational Safety & Health Administration) standards and company safety policies at all times.
  • Handle lock-outs resulting from evictions and respond to service requests within a 24-hour timeframe.
  • Be available for on-call duties as required.
  • Report any unusual or extraordinary circumstances related to the property or residents.
  • Remove snow and ice as needed.
  • Ensure availability of necessary tools for maintenance tasks.

Requirements:

  • Proficiency in HVAC, plumbing, and electrical systems.
  • Self-motivated with a strong attention to detail.
  • Capability to operate various hand tools, including power tools.
  • Proven ability to maintain positive relationships with internal and external stakeholders.
  • Excellent communication skills.
  • Previous property maintenance or handyman experience is essential.
  • Supervisory experience is preferred.
  • HVAC certification is required.
