Job description:

We are currently seeking a Maintenance Supervisor to join our team. The Maintenance Supervisor will lead the maintenance team in overseeing the upkeep and repair of our properties, ensuring that all facilities meet exceptional standards.

Responsibilities:

  • Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and conducting preventive maintenance.
  • Collaborate with the manager to interview, screen, and make recommendations for potential service, housekeeping/custodial, and grounds personnel.
  • Facilitate the training of all service, housekeeping/custodial, and grounds personnel.
  • Maintain a clean and organized work environment, including tools and equipment.
  • Proactively identify opportunities for process improvements and enhanced maintenance methods.
  • Manage MSDS sheets and replacement logs.
  • Hold the maintenance team accountable for meeting performance expectations, including attendance.
  • Schedule and supervise the selection of vendor work.
  • Oversee the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments, with the community manager’s approval.
  • Ensure compliance with OSHA standards and company safety policies at all times.
  • Address lock-outs resulting from evictions and respond promptly to service requests within a 24-hour timeframe.
  • Be available for on-call duties as needed.
  • Report any unusual or extraordinary circumstances regarding the property or residents.
  • Clear snow and ice when necessary.
  • Ensure that necessary tools and equipment are readily available.

Requirements:

  • Proficient knowledge in HVAC, plumbing, and electrical systems.
  • Self-motivated with a keen attention to detail.
  • Ability to operate various hand tools, including power tools.
  • Strong interpersonal skills to maintain positive relationships with internal and external contacts.
  • Effective communication skills.
  • Previous property maintenance or handyman experience.
  • Supervisory experience is preferred.
  • HVAC Certification is required.

Compensation: Full-Time hourly rate of $24.00 to $26.00, plus commission opportunities.
