Job description:

The Groundskeeper/Porter plays a vital role in maintaining the aesthetic and operational quality of our apartment community by ensuring the upkeep of buildings, landscaping, parking facilities, trash areas, and common spaces. This position encompasses a variety of responsibilities, including but not limited to painting, cleaning, removing abandoned items from vacated units, and performing pool maintenance. The Groundskeeper/Porter must adhere to company policies and safety protocols while contributing to the overarching goal of fulfilling client expectations in alignment with the operating budget and management agreement.

Key Responsibilities:

  1. Curb Appeal:

    • Maintain the exterior appearance of the community, including all buildings, landscaping, trash areas, and parking lots.
    • Conduct daily cleaning of common areas, ensuring the removal of debris such as trash, cigarette butts, pet waste, and leaves to maintain the visual appeal of flower beds, sidewalks, grass, parking lots, breezeways, and dumpster enclosures.
  2. Daily Upkeep:

    • Keep the street and parking lot curbs clear of debris.
    • Clean and maintain dumpster areas and ensure light globes in common areas are clear.
    • Regularly clean pool decking and arrange furniture neatly.
    • Ensure trash receptacles and ash urns are emptied at least once daily.
    • Sweep sidewalks, stairways, and breezeways to keep them debris-free.
    • Manage landscaped areas and pet waste stations.
  3. Maintenance of Common Grounds:

    • Ensure painted curbing and parking lots appear fresh and well-maintained.
    • Keep bumper blocks in an orderly arrangement and maintain pool and stairway fencing as needed.
  4. Leasing Cart Maintenance:

    • Clean the leasing golf cart daily before office hours.
  5. Handling Abandoned Items:

    • Assist with the removal of items left behind by residents for appropriate storage or disposal.
  6. Uniform and Equipment:

    • Adhere to the provided uniform and dress code during work hours.
    • Maintain all tools and equipment, reporting any repair needs to supervisors.
  7. Community Relations:
    • Fairly enforce community rules and regulations, and comply with all Fair Housing laws.
    • Maintain a professional demeanor in interactions with residents, prospective residents, clients, vendors, and guests, representing FPI Management with integrity.

Qualifications:

  • A minimum of one year of relevant experience, preferably in Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
  • High School diploma or equivalent required.
  • Must be able to wear a respirator as needed and comply with related health regulations.
  • Proficiency in English, both written and verbal.
  • Basic computer skills, including email and internet usage.
  • Ability to provide and maintain personal tools may be necessary.

Essential Skills:

  • Strong customer service orientation.
  • Basic computer and internet proficiency, including experience with Google Mail (Gmail).
  • Familiarity with landscaping practices.
