Job description:
The Groundskeeper/Porter plays a crucial role in ensuring the daily upkeep and maintenance of our apartment community, encompassing buildings, landscaping, parking areas, trash receptacles, and common spaces. Key responsibilities include, but are not limited to, painting, cleaning, removing abandoned items from vacated units, and maintaining the pool area. This position requires adherence to company policies and safety protocols, while supporting the overarching objective of meeting client expectations aligned with operating budgets and management agreements.
Duties and Responsibilities:

Curb Appeal:
- Maintain the exterior appearance of the apartment community, including buildings, landscaping, trash areas, and parking lots.
- Perform daily cleaning of common areas, responsibly disposing of debris such as trash, cigarette butts, pet waste, leaves, and other unsightly items.
- Ensure that streets and parking lot curbs are free of debris.
- Clean and maintain dumpster areas and common area lighting.
- Manage pool decking and furniture cleanliness and organization, adjusting based on seasonal conditions.
- Empty trash receptacles and ash urns daily, ensuring sidewalks, stairways, and breezeways are swept and free of debris.
- Maintain landscaped areas and dispose of waste from pet stations as necessary.
- Ensure daily upkeep of amenity spaces, including playgrounds, sports courts, and tennis courts.

Maintenance of Common Grounds:
- Ensure painted curbing looks freshly painted and parking lots are appropriately striped.
- Maintain bumper blocks in an orderly fashion and address the condition of pool and stairway fencing as required.
- Ensure dumpsters are operational and well-maintained.

Clean the leasing golf cart daily before office hours.

Assist in the removal of items left behind by departing residents for storage or disposal.

Wear the required uniform and name badge during work hours in accordance with the FPI Dress Code Policy.

Properly maintain all provided equipment, reporting any repair needs to your supervisor.
- Other responsibilities include:
- Consistently enforce community rules and regulations, adhering to FPI Standard Operating Procedures.
- Comply with all Fair Housing Laws and maintain a professional image by following FPI Management’s Dress Code Policy.
- Exhibit professionalism in interactions with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
Qualifications:
Minimum Requirements:
- At least one year of experience in a similar capacity, preferably within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
- High School diploma or equivalent.
- Ability to wear a respirator, if required, and be assessed as medically fit for duty, compliant with FPI’s facial hair policy.
- Proficient in speaking, reading, and writing in English.
- Basic computer skills, including email and internet navigation.
- Ability to provide and maintain personal tools as required.
