Base pay will be determined by the applicant’s skills and experience, with additional team-based bonus opportunities available. Please note that temporary associates are not eligible for benefits but may participate in the company’s 401(k) program.

Responsibilities:
The role involves managing associates responsible for the general operational maintenance and repair of the facilities to ensure compliance with federal, state, and local regulations, as well as company policies. Key responsibilities include:

  • Supervising maintenance, housekeeping, and laundry staff, including hiring, training, performance evaluation, resolving disciplinary issues, and terminations.
  • Directing workers engaged in the maintenance and upkeep of the community, inspecting completed work for compliance with standards and policies.
  • Overseeing scheduled maintenance of H.V.A.C. systems, elevators, fire and sprinkler equipment, generators, landscaping, kitchen equipment, and emergency systems.
  • Coordinating maintenance requests from residents for repairs in their rooms, including plumbing, electrical, and heating issues, as well as light bulb replacements.
  • Managing timely repairs and maintenance for vacant rooms, including painting and carpet cleaning.
  • Ensuring common areas are well-maintained, including walls, floor coverings, doors, and woodwork.
  • Maintaining positive communication with local fire marshals, building inspectors, state elevator inspectors, and other governing bodies.
  • Assessing plumbing and electrical issues within the community and determining appropriate corrective actions, adhering to legal codes.
  • Reviewing safety data sheets (SDS) as needed and taking necessary precautions for potentially hazardous chemicals.
  • Evaluating property damage and filing claims in accordance with company policies.
  • Responding to resident or community emergencies as required.

Qualifications:

  • A high school diploma or General Education Diploma (GED) is required, along with two to three years of related experience and/or training, or an equivalent combination of education and experience.

Certifications, Licenses, and Other Special Requirements:

  • A valid state driver’s license is required for vehicle travel as needed.

  • Applies existing guidelines and procedures to make varied departmental decisions and uses sound judgment to address moderately complex issues.

Knowledge and Skills:
