Maintenance Technicians are responsible for routine and preventative maintenance, ensuring the physical integrity of our communities. This role includes conducting various home and building maintenance repairs, as well as maintaining the cleanliness and upkeep of property grounds, facilities, streets, equipment, and utility systems. Exceptional customer service is essential, as you will interact with prospective and current residents.
Key Responsibilities:
- Maintain the community’s appearance, ensuring it is presentable and adheres to Sun’s curb appeal standards.
- Regularly care for common area lawns, including weeding, raking leaves, planting flowers/shrubs, and trimming hedges.
- Ensure daily collection of trash and debris from common areas and streets, as well as empting common area trash containers as needed.
- Perform minor repairs on rental homes and facilities as necessary.
- Clean community facilities, including the clubhouse, offices, restrooms, laundry areas, and maintenance garage.
- Maintain vacant sites, ensuring the removal of trash and debris.
- Conduct inspections before and after resident occupancy to assess physical conditions of community areas or sites.
- Assist the manager in overseeing service contractors.
- Inspect playgrounds, pool/spa areas, and other recreational amenities to ensure proper operation.
- Clear snow from community streets, parking lots, building entrances, and other areas as required.
- Carry out water testing and other maintenance tasks related to the water well system, sewer system, or on-site water meters, including reading, repairing, and installing water meters where applicable.
- Maintain community pools by testing chemical levels and making necessary adjustments.
- Adhere to safety procedures while performing duties, including operating vehicles safely when moving between sites and gathering supplies.
- Undertake additional duties and special projects as assigned.
Qualifications:
As a Maintenance Technician, you should be a proactive, dependable individual with a focus on exceptional customer service. Strong organizational and detail-oriented skills are essential, along with the ability to manage multiple tasks concurrently.
- High school diploma or GED required.
- Proven knowledge and substantial experience in general maintenance techniques and repair work.
- Capacity to work outdoors in varying seasonal temperatures.
- Valid driver’s license is essential.
- General understanding of plumbing, electrical, and grounds maintenance.
- Proficient in using various hand tools, power equipment, and commercial machinery.
- Ability to lift a minimum of 50 pounds.
- Capability to produce clear and concise written reports.
- Comfortable working both independently and collaboratively within a team.
- Basic computer skills, particularly with email and internet.
- Availability to respond to community needs during non-business hours, including being on-call if required.
